Summer 2026 update: our latest ADU builds across LA
After finishing our 800 SF detached ADU in Atwater Village, we’re now focused on our 1,000 SF three-bed / three-bath ADU in Hawthorne — which just cleared a big milestone. We wanted to give you a real look at the work rather than a rendering, so in the walkthrough below, Yang takes you through the sites — where the crew is, what just got inspected, and what comes next.
Hawthorne — 1,000 SF detached ADU
Location
Hawthorne, CA
Size
1,000 SF detached
Layout
3 bed · 3 bath
Stage
Framing complete · insulation + stucco next
The Hawthorne build has come a long way. Framing is complete, windows are set, and the exterior is wrapped and sheathed — and we just passed our fire-rated wall (“firewall”) inspection, one of the milestone framing sign-offs the city requires before the walls get closed up. That’s the green light we were waiting on.
Next up: insulation and stucco. The crew is installing code-compliant wall and ceiling insulation, then we move to lath and the stucco exterior. From there it’s drywall, finishes, and the home-stretch inspections. It’s the point in a project where a framed shell starts to look and feel like a finished home — always a good week on site.
Just before this, we wrapped up our 800 SF detached ADU in Atwater Village — a great example of how much livable, rentable space a well-designed unit delivers on a tighter urban lot. You’ll see some of that finished build in the walkthrough above.
What this means if you’re considering an ADU
Every ADU we build follows the same path: a realistic plan up front, permitted drawings, and a crew that owns the work from foundation to final. One team, one point of accountability — no handoffs where things get lost. If you’ve been thinking about adding an ADU to your property, this is exactly what the process looks like, and we’re happy to walk you through what your lot could support.
Common questions
How long does it take to build a detached ADU like these?
Plan on roughly 10–12 months from idea to keys: about 4–6 months for design and permitting, then 6–8 months of construction. The exact timeline depends on the city, the design, and inspection scheduling, but that range holds for most detached ADU projects in the 800–1,000 SF size we build most often.
Does Ramirez & Yang Co. build ADUs across the Los Angeles area?
Yes. We build detached ADUs, garage conversions, and additions across Los Angeles and Southern California — recent projects include Hawthorne and Atwater Village. As a licensed builder that runs its own crew, we own the project from feasibility and permitting through construction and final inspection.
